170-year-old farmhouse in Dauphin County reconstructed to its ‘original glory’: Cool Spaces - PennLive

This national folk-style farmhouse and barn in South Hanover Township were deconstructed down to the structural elements and then rebuilt, carefully blending the old with the modern.

During the rebuild of the farmhouse, an addition was blended into the existing footprint, increasing the footage by 60% to 2,846-square-feet.

“I love renovating old homes and making them functional for people in today’s day and age. I am always in awe of how much more difficult and time-consuming building homes must have been a century or more ago,” said Summar Monte, the seller and real estate agent who also owns Monte Design Studio.

She invested more than nine months on the renovations. The home’s 1850s heritage is evident in the original brick walls that were left exposed in parts of the home along with exposed beams in the first and second floor ceilings and wood floors.

“As you can imagine, 170-plus year-old building materials need to be replaced or given a whole lot of love to bring them back to their original glory,” she said.

“We had no idea about the brick in the walls behind the horsehair plaster, but when we found it, we knew that we had to leave it exposed. In order to do this, we had to insulate the exterior of the house on those walls and of course, we had to repoint the brick.”

“Those areas also had amazing hand-hewn beams & joists that could be exposed, so we took advantage of that as well. The exposed collar ties in the laundry & mudroom are also original, but they had been removed during construction because that area needed to be reframed.”

“Once framing, insulation, and drywall were complete, they reinstalled them. The beams that were used as posts in the custom stair railings both in the barn and house were taken primarily from the laundry & mudroom as well - they had been used as the floor joists in the original structure.”

A freestanding two-car garage was also added to the 2.13 acre property. And, the 2,520-square-foot barn had steps added to it for easy second floor access and a large double door and window treatment added to the front bank side allowing in natural light.

Monte said her goal is always to return a space to its original layout and save as many of the original details as possible. Custom Amish-made, solid wood exterior doors on the barn, she added are one of the most beautiful parts of the renovation.

However, modern conveniences in the 4 bedroom, 3-1/2 bath home include a combination mudroom and laundry room, butlers pantry, an open floor plan that flows from the chef’s kitchen to the family room, and a first floor bedroom with full bath.

Monte said she also added black windows, a modern twist to the exterior.

“It’s en vogue right now, but it’s always been something I liked because it is reminiscent of old industrial buildings with the huge plate glass window grilles,” she said. “For me, they create continuity from the exterior to the interior and solidify the industrial farmhouse look that I wanted.

The home, located at 105 Shetland Drive, in South Hanover Township, is listed at $1,100,000 by agent Summar Monte, with True Vision Realtors.
